Warren Grove Gunnery Range sits west in the pines and carries restricted military airspace that is absolutely not optional, and Joint Base McGuire Dix Lakehurst airspace reaches into this part of Ocean County as well. On the east side, the Forsythe refuge is federal land where drone operation is prohibited outright. Yes, and it is a strong aerial market because so much of the value is waterfront. We shoot the lagoon neighborhoods off Bayshore Drive, the adult communities including Heritage Point and Four Seasons, the older village around Barnegat proper, and out into Waretown, Manahawkin, and Forked River. For bayside listings a buyer wants to know the dock situation, how the lagoon connects to open bay, and how exposed the property is to weather. A single low pass along the bulkhead and out the channel answers all of that better than a page of description.

Late September through October is the standout, and the marsh is the reason. The spartina turns a deep gold that contrasts hard against the blue of the bay, and it is the most striking aerial condition this stretch of coast produces all year. Clear autumn air also lets you actually see Long Beach Island and the lighthouse across the water. May is the second choice, green and bright with good water clarity. Midsummer is the weakest, when humidity hangs over the bay, the marsh goes flat green, and afternoon storms build fast enough to cut a shoot short.
